I just want to rent my property whilst I am on holiday – can you help?

Due to the considerable upfront costs of enhancing property listings it isn’t economical for us to take on properties for a period of less than 12 months.

I’m an existing holiday home owner – what does your service include?

Firstly we transform your online property listing to make it attractive to prospective guests. We do this by having professional photos taken of entire property, re-writing your property details and descriptions and optimising your pricing. We have a website URL set up so that we can start channelling traffic to your listings straight away and we set up professional response templates to raise your standards above your competitors.

We then make sure you are listed on the best performing holiday rental websites in Australia.

Our unrivalled understanding of Stayz rank boost helps to get you up the rankings and getting more bookings than ever before! (We challenge you to ask your real estate agent how rank boost is calculated!)

We also provide ongoing advice on improving your property, including furnishings, equipment, facilities and décor.

Once we’ve improved your listing we manage everything for you. You’ll have your own dedicated Property Manager available 7 days a week should you want to check on your progress or ask any questions. They can even book you in for a stay!

They will service all enquiries 7 days a week via email, text or phone. What’s more they will answer enquiries within 30 minutes by email and SMS then make a sales call for each enquiry within 2 hours. Is your service available beyond the capital cities?

Yes! Absolutely! We are able to provide our services to any holiday rental property in Australia.

Do you manage long-term rental properties?

No, we only provide services for short-term holiday rentals with rental periods less than 2 months.

How do payments work?

We do not collect guest payments as these are processed directly through online providers (Stayz, Airbnb, etc.). Payments through online providers will be deposited directly to your bank as normal so you don’t have to wait for payments by passing them through a third party.

How do I pay your service charges?

We calculate the fees due on a monthly basis and deduct them from your nominated account by direct debit. We supply a tax invoice along with details of your bookings and revenue.

Do you pay for cleaning?

No. Any fees and charges relating to the property (e.g. utility bills, council rates) are paid by the owner. We will validate any cleaning or repair invoices and add these to your monthly fees.

How rapidly will my property be listed and be accepting bookings?

Dependent upon availability of photos, we can have your listing live between 24–48 hours of sign up.

I want to sign up? What do I need to do?

  1. Go to the sign up page and complete the sign up form
  2. We contact you to arrange an onboarding session where we will gather information about your property
  3. We will then assess the information and determine pricing
  4. Next we will arrange for professional photographs to be taken and for new copy for your listings to be created
  5. We register your website URL and email address
  6. We list your property on the best performing holiday rental websites in Australia
  7. You sit back and watch the money roll in!

How do I know what facilities to provide for guests?

We provide you with full details on how best to set up your holiday home, including furniture and guest supplies.

Are you a real estate agent?

Thankfully no … Profitable Holiday Homes is run by Craig Reid, an experienced customer experience and profitability consultant who has 20 years experience of working with some of Australia’s biggest and best companies.

Under the Property, Stock and Business Agents Act 2002 managers of short-term rental properties (under 2 months) are exempt from requiring a real estate license.

Do you create the online listings?

Yes. If you are a new property we create new listings for you on the best performing holiday rental websites in Australia. If you already have listings we will modify these by updating photos and re-writing the copy.

Can I still stay in my holiday home?

Yes you can stay in your holiday home as much as you want – it’s your home after all! Just let us know when you are going to be staying so we can block out the relevant calendars. Bear in mind that we are in the business of making you money – so the more you stay the less money we can make for you.

Are you able to hire cleaners and maintenance staff for me?

We are happy to recommend suppliers where available, but recruitment of staff remains the owner’s responsibility.

Do you supply linen?

No. Our survey results have shown over 75% of guests at holiday homes prefer to save money by bringing their own linen. We recommend that you store your linen securely at your property and charge your guests a fee for use and have linen laundered by your cleaners.

Do you organise the cleaners and linen?

Yes! As part of the booking process we schedule post-guest cleans. If your cleaner provides a linen service we can organise that too.

Do I need to have specific insurance. Can you help me with arranging it?

Yes, having the right type of insurance is mandatory and we require a certificate of currency. We are more than happy to introduce you to our recommended insurance provider.

Can I get into trouble renting my holiday home?

Short-term rentals are not illegal and it is very unlikely that you should encounter any legal issues. However it is recommended that you check with both your local council as to the current regulations as well as your strata manager (if your property is within a strata scheme).

Can you help me to rent out a room or part of a property?

No, we only provide our service for entire properties.

If my property needs repairs what do you do?

If your property requires urgent repairs and you are not contactable within 1 hour by phone we will conduct the repairs on your behalf up to a value of $500. For any non-urgent repairs under $500 we will authorise repairs and add to your monthly invoice.

How do you know what price to charge for my property?

We are holiday rental experts – no-one knows more about pricing a holiday rental better than we do! We use a combination of our experience in holiday rentals in conjunction with a comparison of local pricing data to optimise your income. We also create seasonal and special event pricing to maximise income at peak periods.

Who takes the photos?

We only use professional photographers who specialise in property photography. We carefully vet photographers to ensure the highest quality. We also provide advice on how to prepare your property prior to the photography session.

What are the tax implications of owning a holiday home?

All income must be declared to the ATO as part of your tax return, but also all of your related expenses are tax deductable – including our service. For further details please speak to your accountant.

How do you get bookings?

We list your property on the best performing holiday rental websites in Australia including Stayz, Airbnb, TripAdvisor, Booking.com and Tourism Websites to name a few. We are always looking for new ways to market properties.

How many bookings can I expect to achieve?

This is a very difficult question to answer but we expect to be able to help your property significantly outperform similar properties in your area.
